Avalúo del Rancho Ganadero Experimental Las Norias, con aplicación de los enfoques de comparación de ventas, costos e ingresos

Abstract

Use of comparison of sales, costs and income approaches in the appraisal of the experimental cattle ranch Las Norias This work’s aim is to make the estimate of a farming estate by means of the cost, income and comparison of sales approaches, from those particular factors or conditions that influence its value. The three approaches were applied to the Experimental Cattle Farm La Noria belonging to the Universidad Autonoma Agraria Antonio Narro. These estimates are made, in the first case, emphasizing the forces of the market, that influence the supply and the short term demand; to apply it, a comparison between the good to estimate, with comparable goods that exist in the open market is made; in the second one, related to the cost, the value of the good is compared to its cost of replacement or reproduction by a new good, equally desirable and with a utility or similar functionality to the one being estimated, while the last one, which refers to the income, considers the future benefits of a good in connection to its present value, applying a rate of suitable capitalization. Las Norias ranch is located in the semidesert region of Coahuila, municipality of Acuña, in the coordinates 29° 13' 35" northern latitude, and 102° 22' 11" western longi tude, in a plain known as Sierras del Burro, in the physiographical region named Sierras y Llanuras del Norte, and it has a surface of 5.217,0745 ha. When making the estimate, a market value of $2’212,040.00 ($424.00 per ha) was obtained; the one of the goods others than the land, which include the complemen tary constructions, facilities and other works, was of $2’065,556.00, which gave a total value for the estate of $4’277,596.00. In the income approach, a value of $334.00 per hectare was estimated, in average, with a total of $1’742,502.80, considering the entire surface.
